IMO this is very dependent on the market. Use airdna to see if there's a significant spread between 4 and 5 bedroom homes. See what the top performers are doing in the area (what they have that you don't). The space might be best utilized for another Bed/bath, or might be best to have an awesome entertainment space. Your research should answer this question

I've done some preliminary research, but I can't find anything more recent than July 2022- has permitting been reinstated for San Bernardino County (specifically Joshua Tree)? If so, can someone please help me out with requirements/regulations to become approved for a STR there, and if you'd still recommend buying/building in the area? Seems like there's still opportunity there, but would really appreciate some validation. TIA!

Has anyone looked into the surrounding towns from savannah to avoid the regulations? I just started looking there, but seems like opportunities in pooler (for ex) based on occupancy in the area, but I don't have insight to regulation/HOA restrictions

What about looking into a HELOC to finance the rehab? Many banks will let you borrow up to 80-90% of the equity of the home (in this case, the full value of the home), and only mandatory payments on the interest, and the interest is usually much better than any other type of loan.

I'm somewhat new to the STR scene, and looking to network with like-minded peers. Are there any REI meetups in the Houston area? (And before you say "search meetup.com", I have and have not been able to find anything!)

Hey Abdul, I was looking to do the same for a couple months but found builders to give very rough estimates for completion, sometimes 2 years out, and my wife was worried they'd take even longer. And from my understanding, you could be on the hook the whole time for the mortgage. Tons of potential for STR in crystal beach if you build on the right lot, though
