Good afternoon all! First - thank you for taking the time to read this. I am 22 years old and looking into options for my next investment. I am considering doing a new build 4 unit here in middle TN. I have management and investment real estate experience (7 years) but have never done ground-up construction. I would greatly appreciate any insight from someone who has gone this route and/or people who could be on my team to make this happen (lenders, contractors, etc). Any advice, warnings, or experiences are warmly welcomed. Thank you BP community!

Good afternoon everyone! I am a young investor looking to build up my portfolio. I have heard some things about doing a USDA construction loan and I would like to do this to build my first home, but rather than build a single-family home, I would like to build a quad Plex, does anyone have experience doing this? I am based in Murfreesboro Tennessee. Any advice or connections is greatly appreciated. Have a blessed day!

Fun! It's tough to give suggestions based on only 2 photos, PLUS what works well in Sedona, may not work well in your area.
That being said- if it was here, I'd recommend:
1) Hard wood flooring, nice tile, or nice LVP
2) Remove the desk
3) Change the fireplace to a 2-sided glass fire place, or remove it
4) Where the best views are, put in large glass panels
5) Remove unnecessary walls and partial walls, to open up the floor plan
6) Remove built in storage along walls and go with a generally more modern style

At this time, we don't have any rentals in Nashville and the other two mentions only self-manage.
We are open to expending to the Nashville market but if you would prefer someone who is already there, I can get you a couple names.
