@Michael Kiley I know this is a very late response but did you get this property through the MLS or another method?

I always use property management, and until I have better data, ill always model expense + rent loss + cap ex at 50% of gross rents. 

I've usually been pretty close...

So this does not matter what market you are in? In my calculations for the Cleveland area I have 5 percent for vacancy 5 percent for repairs 10 percent for CapEx and 10 percent for PM. Do you think that is too low then?

@J Scott I saw in a earlier post you said you assume about 45-55% for CapEx/Repairs/Vacancy? Minus 10 if no property management. Is that what you generally always assume?

@Jad Boudiab Thank you for the input, I have heard good things about being closer to the intersection of broadview/pearl and Memphis, what do you think of that area? Also I have heard Old Brooklyn has a lot of future develpment and renovation plans in the future (Mason's Ice Cream Factory/Warehouse and new manufacturing company), have you heard any thing that would make it look more appealing long term?

@James Wise I agree it seems like a solid location with a lot of upside and renovation planning in the future. Also a much cheaper alternative too Ohio City/Tremont. I have read through your guide a few times and appreciate the info. The entry point for buying a house is much cheaper and most multi units I analyze meet the 1 percent rule and would be a good return. Thanks for the advice!

Hello everyone,

I have been looking around the Cleveland area and am finding some intriguing prospects in Old Brooklyn Cleveland, the housing prices are much more affordable. Can anyone shed some light on the area? I know some areas are rough (More north towards zoo) but not sure if anyone has other thoughts. Please let me know anything opinions facts, or theories

@Jeff Brower I just have a few questions. I see in your analysis that while you are living there you say you will be spending 300 a month for cost of living. Are you also taking into account saving for the expenses such as repair maintenance CapEx etc..? I am curious because a lot of the properties I have been analyzing come up as being not a good cash flowing investment while I live there but pretty good after I move out and have it fully rented. That leads me to another question, when analyzing deals should the house hack investor assume the cash flow will be small to nothing?

Anyone can chime in, this is something I keep coming back to but it seems I get varying answers from people

@Zachariah Hays I am currently in the same position as you. I live in Lakewood and am evaluating properties to find a good investment with FHA loan. Like everyone said already it is very hard to find a deal in Lakewood because all of the houses seem to be at the peak of their value. I love the neighborhood but it has been hard to find a deal that I would be able to save for CapEx and other expenses, and still have cash leftover. My realtor just turned me on to Old Brooklyn and that has more value in terms of housing prices. Also Edgewater has some nice properties. Ohio City and Tremont are extremely priced as well. Cudell has some great prices but I would love if anyone else could shed some light on that area because I have heard and seen some parts to be very sketchy, especially at night.
