It's under the Property Tab ... Below are the criteria for two lists. you can also do Free and Clear too.

10 Year Ownership

I am not seeing the Years of ownership...which tab is that on?

Before I had my RE license, I had my realtor pulled for me Vacant, Expired listings. These listings are usually overpriced which is why they did not sell. I then approached the owners directly via my direct mail (post card or letter) marketing campaign. I like direct mail because I only speak to sellers who are ready to deal instead of me making cold calls. Very few investors use this tactic and I don't know why. I have gotten deals using this strategy.       

So what are you sending expired listings?  Yellow Letters?

The question is more about that. Are there certain things that someone has that they search for within MLS.

What things are you searching for in MLS to find a property?

Obviously searching a specific area, and price, but what other key factors do you have in a search criteria?

Congrats on making the move to doing investments!!  I have 2 houses in rehab now...the area I am in is around White Rock lake, Casa Linda area...I have a single family house and a duplex.  

The duplex is in a neighborhood that has all Duplexes..neighborhood is called Ash Creek Estates...

The Single family is located in Claremont subdivision...they are all single family houses..

I like this area, good returns if you find a good buy and good rental area if you want to hold...

Let me know if you have specific questions on them.  Are you wanting to buy and do all the rehab or would you buy house already rehabbed and ready for renters?
