Hello, we have a large 6 unit renovation we have been working on for the last few months. Our current handyman has proven unreliable and our timeline is running short. Looking for handman/men to assist with finishing up some units. Thank you very much

Hello,
We are currently in a 6 unit renovation project. Our current handymen have proven unreliable and our project is behind schedule. We are looking for help to accomplish several interior projects for a few of the units as soon as possible. If anyone has any in Tyler and are willing to share we will be grateful. Thank you

@Aaron Costello thanks for posting. It's always a little more challenging investing in out of state (I invested out of state for 15+ years) but you can still be successful doing it. The #1 resource for me has been other investors. How do I network with other investors if I don't live there - Facebook. I know, I know...but there are many Real Estate Investor group pages. Some of those groups have THOUSANDS of members. Join those. Post in them. Ask other investors who they are using. Nothing is foolproof of course, but having another investor in your market make a suggestion at least gets us on the right foot. That would be my #1 suggestion - get connected on Facebook.
Thank you for the advice. I'm no Facebook expert. I've had bigger pockets pro for almost 2 years and this is the first time I've finished my account. We have a decent plan working now, its just a matter of financing and scaling. Thanks for the response.

Hello all,
we have had a family cabin near Long Barn for a few years and I'm about ready to STR it to help my parents out with the overhead. I had an STR arbitrage before with some success. Would totally like to expand upon it. My big question is around the occupancy rate. Air DNA seems to indicate a low rate but I feel like the 108 corridor is exceptionally vibrant on the weekends. Just finishing the SRT fire inspection requirement's this week.

Hello all, my business partner and I started BRRR's in Texas in 2023. We acquired 3 single family homes in 2023 and we are midway through a 6-unit deal for 2024 and looking to get more. Learning the ropes on just about everything. I'm working on getting my bigger pockets pro account finalized even though I've been a member for about 1.5 years. So far the biggest challenges for out of state investments has been finding reliable contractors or help to complete projects on time and under budget. We have most of our properties in the Tyler Tx area if you have any good workers. We have a few we have come across as well. Thanks for looking

Single Family BRRR
What made you interested in investing in this type of deal?
The entry price
How did you find this deal and how did you negotiate it?
Established a relationship with a local realtor with same interests
How did you finance this deal?
Bank loan
How did you add value to the deal?
Almost complete renovation
What was the outcome?
Was able to BRRR with very little money left in the deal after refinance, Found renters and now have a cash flowing rental with a decent chunk of equity available.
Lessons learned? Challenges?
Developing a team across state lines, cheaper contractors are not always best, they cost us time and money because they weren't the right people.

Yes, Derek Harris, Leslie Cain Realty, Tyler Texas
