Good Evening All, 

Thank you to everyone that has provided help and responded to my posts. Right now I am working on a scope of work for my contractors. I know I am not telling them how to do their job in the scope of work but I am telling them what to do. However because of my lack of expertise I feel like the way I've communicated what to do has been rather... crude for example: 

Bathroom (living room):

  • Full gut
  • Replace flooring with $3 and under a square foot tile same with wall tile. Tile will only be extended to the end of the shower (industry standard/default look). The rest of the bathroom will be painted and include regular and standard walls for wet/humid/damp places
  • Install tub and new shower head ($200-250 tub) ($100 or less shower head)
  • Bathroom cabinets with sink ($400 cabinet or less)
  • Vanity mirror ($150 and less)
  • All cracks and discoloring on walls to be repaired

This is a rough draft and I haven't shown the contractors this yet, but I have explained it to them verbally when I walked the property with them. Of course though all the work to be performed needs to be in writing. I feel like I need to add dimensions and more specifications, but I'm not quite sure. If you guys have examples or recommendations please let me know. Thanks!

Hopefully I'll have my contractor picked out in about a month, however I was trying to understand the order in which I should have people do work on my house. For example, like I know I should have the electricians come do their work before the sheetrock/wall guys come and do their job. However, what are some more common order (or uncommon) that I should know about so I can avoid making a few fatal mistakes. Thank you so much!

So I am completely new to rehabbing so I will take some pointers when it comes to renovations. Right now my issue is a split bathroom ( if you guys know the technical term for what I am about to describe please enlighten me), it is split as in heavily compartmentalized--- Sink--wall-Shower--wall--Toilet. I will also provide some pictures so you can better see what I am talking about. I really need help navigating how i could potentially fix this because I am not sure anyone would like it if I just made the features more modern. The space is tight too so I am thinking about tearing down the walls to the closet and using that to make the bathroom bigger because there's a closet located in the bathroom. It is a shared bathroom between the master bedroom and the adjacent room, but I am planning on making it not shared. Please let me know what you guys think or if you guys have any youtube videos, vlogs, or blogs that show people working on these types of bathrooms. Any help would be greatly appreciated, thank you!

Hello my house flippers in Texas. Though this may be a bit of a broad outreach I wanted to know if any of you was willing to get in contact with me (can reply to this message or DM me) and give me pointers on some contractors that work in the San Antonio area. I am not a house flipper myself, but I am looking to get some renovation work done on a property and it would be really beneficial to know where to go or to just get some tips in general on how to start ( what are the materials that are popular and cheap, any youtube videos you would recommend I watch or books to read, etc.) thank you!! 

Post: Starting with 100k with an undecided path

Hello everyone,

While I'm pretty certain someone has probably asked something like this question before (if you guys have the link to the question on the forum that would be great) I have some 100k to start with rental properties. I'm thinking to start with single family homes, but in general what I see are the normal high prices for homes. While I would entertain the idea of buying a decent home with the potential of forced appreciation ( new paint job, landscaping) I live in hawaii so going to go see the property and inspecting it would be an expensive expense. I know that's not the only way to inspect a home, but I really like to see and touch what I'm working with to get a better feel of it all. On top of that, a lot of these homes are from the 1960's,70's, and 80's that are practically going for the same price as brand new homes because I'm looking in 3.5 or 4 (out of 5) star neighborhoods in states like Texas, Florida, Georgia, Nevada, Arizona, South Carolina, Tennessee, Oklahoma, and Kansas. So for the potential work these older homes have, for their price tag, I'd rather buy the brand new homes. I don't know if this relevant, but I also really love my job, while demanding at times, it pays me a fairly decent salary of 56k for a 24 year old with amazing opportunities to keep growing. My idea with rental properties is not to get rid of my job, so I'm okay with the slower, more passive approach which is why I'm thinking maybe new homes are the way to go? So to sum it up, I'm pretty indecisive if I should use these 100K to find a new home that cash flows decently or go with the older homes that need some work done and buy more than one, and am I even looking in the right states?
