Forgot to add, my parents will act as a Co-Signer for her on the house. Will that bypass the need for a W2 as she is a full time student?

Is it possible to get a FHA Loan without any substantial Job history? Asking for my sister who Is in college and looking to house hack by using the FHA to finance with the low down payment, and have room mates cover the mortgage payments.

Exactly! No point in throwing away money when u can grow equity in a asset that cash flows aswell

Everything in my area is pretty pricey and doesn’t make much sense for a buy and hold property.

I am looking to purchase my first property around the FIU area in Kendall, as I am also going to school there next year

So I am going to college at FIU next year, and I’m looking to jump start my real estate investing career by house hacking!

I'm either looking for a MFH (which at the moment, are few and expensive), or starting with a SFH and renting out the rooms individually!

Appreciate everyone’s advice.

Does anyone know where I can find a page explaining the various parts of the BUY AND HOLD calculator here on bigger pockets?

I am having trouble figuring out what some of the inputs should be and think it would help clarify things.

Just curious to see what the ideal cash flow on a SFH is! I understand this varies from location to location but what's a good number to shoot for?
