@Grant GreeneI have an angel investor that will cover my first 1-3 deals, and he is quite risk averse, so any deal I bring to him will be well analyzed and scrutinized first.  I appreciate the insight.

I am a new investor in a new market (I moved the Phoenix metroplex a year ago) and have been thinking about real estate for some time. I have recently gotten very focused on making my first investment, so I have been analyzing deals, I joined the local REIA chapter, met with a local real estate agent, met with a local wholesaler, and so forth to build a network. All of this has occurred in approximately the last three weeks.

I know three weeks isn't long compared to my long-term financial goals, but I have to admit I am getting a bit antsy wanting to pull a trigger on a first investment property.  I was listening to Gary Keller's "The Millionaire Real Estate Investor" on audiobook, and he mentioned that buying a property doesn't make you an investor, buying the right property makes you investor.  That was definitely something I needed to hear to build patience until I find the right deal.  I have put off beginning investing for a few years as I developed in other professional areas (which has paid off in higher income), but I can't help but feel the time-value of money slip month by month.

How long was it between when you got serious about purchasing a property and when you closed your first deal?  Did you rigidly stick to your criteria to make sure it was a good deal?  How did it turn out?  Thanks for sharing!

@Sam Grooms  I'm not necessarily planning on retiring from being an engineer.  Retirement to me is having the financial freedom to do the work I choose.  If I decide I would like to work fewer hours or get into a lower-stress position still within engineering, I would like the passive income from real estate to make that possible.

@Evan Bell  Thank you for the welcome.  I have considered investing outside of Phoenix as well, but would like to buy a few local that I can manage myself to get experience.  Thanks for commenting.

@Account Closed  Thank you Bryan.  The metroplex is so large, so I have been spending some time driving through new neighborhoods to get a feel for areas I would like to invest.  I can only imagine there are a lot of hidden gems waiting to be uncovered.

Hello everyone, my name is Aaron and I am a born and raised Okie (Oklahoman) that has transplanted to Phoenix, Arizona in the last year.  I am a mechanical engineer by trade, but have been listening to the BiggerPockets podcast and entertaining the idea of investing in real estate for around three years now.

My plan is to get into buy and hold rental properties, particularly multi-family.  I am looking to get my feet wet with a single-family or condo rental before branching out to larger investments.  My goal is to have a net worth of $10 million by age 50 (I am 29 now), but my secondary goal is to get to the point where my primary number goal is thinking too small!

I will be attending the Phoenix REIA meeting this Monday for the first time, so I hope to meet some of you there!
