And you can just say "first flip at 26, ZERO construction skills". Why add the woman? Its no different than saying "first flip, a man, with no construction skills". Women are NOT some disabled creatures. But speaking that way only encourages this thinking. And further segregates the sexes.

 I guess I posted it because for years when I said I wanted to do a flip, people basically patted me on the head and told me that was cute. I do get your point though.

You are just making **** up now, just like doing this whole thing yourself....

 Oops, I think I hit a nerve. So you planned to make $37 on your first flip? I planned to make 50K and made 19k. It was disappointing for me at first. If you made money it was a success. If you made it happen you are ahead of many others. My point was to simply say that maybe it wasn't as much as a success as you had planned, and that can be disappointing. It is hard work, you want those big windfalls of cash. Your profile says you have done one flip, unless you go and update it now. That was my information source, all though you came on this post acting like some sort of big shot investor. How many have you done, please correct me? A discussion and intellectual debate is always a great source of learning for those involved and anyone reading. 

I am no expert. However I know what I know thanks to my experience doing this. I am proud of my accomplishment and humble enough to accept the failures as well. I am humble enough to learn from others who know far more than me. A lot of those people are on this forum. I am on my first stepping stone to what I will make into a very successful investing career. Built on my hard work. I am sorry that you feel the need to tear others down.

 And again, I am not lying. I am sorry that your flip didn't turn out as well as you had planned. It is a hard job to flip a house, and it can be disappointing when that hard work does not pay off. My second flip is in escrow and I will make a tenth of what I wanted to. I can however see my mistakes and own them, learn from them and move on. When the property closes I will also post that on here, with what I learned. Just because your flip did not work out, does not mean that my success is cause by anyone other than me. Maybe your attitude and ego is preventing your success by blinding you to lessons that can be learned from others.

 I don't care about gender bias, nor do I think you have one. I just think you're rude.

That being said, I would love to read about the one flip you've done. Do you have a link to your forum post about it?

We need more active female flippers!!

I completed my fourth flip this spring. $25K overbudget, 4 weeks behind... It was extensive. .. brand new electrial, HVAC, plumbing on a 1920's house. Essentially, aside from the "bones" spent $92K.

The cushion I always enter a deal with, plus a hot local market, and bidding war saved me. It sold for $30K over asking in 12 hours. I netted $70K.

 That is GORGEOUS! I hope to someday get to do a 20s historic/craftsman style home, I LOVE them.

$5,000 is a down payment on a $140k property financed with an 3.5% FHA loan. Not sure what your market looks like, so maybe you need $10k for a $280k property. Property expenses you would need to consider include P&I, Tax, Insurance, Heat, Electric, Water/Sewer, Trash, Maintenance/Repairs, Capital Expenditures and Vacancy.  If you can find a property that allows you to live in one unit and remaining rents cover these expenses, you're pretty much golden.  Lots of good info on this site about evaluating properties and considering expenses.

The other thing you want to consider is your income - you need to qualify for a loan.  While there is money to be made as an agent, the most important thing you can do while you're young is to maximize your income, maximize your savings, and maximize your investing.  Any job will do, but try to pick one that will best utilize your skill set and pay you the most for your time.  If it happens to be as a real estate agent, that's great!

This, this, this. I would be so much farther along had I done something like this. I have a license, but purely for the MLS access and listing my own flips. I think it is useful, but I would never make it my bread and butter, especially at 20. Get into a duplex buy/hold/live-in. Keep your day job. Then pay the money and get your license, just for your own investing. Although typing and thinking, you could get the license (it should only cost you about a $1,000.) Get into a good brokerage that has people that invest in it, not just a residential brokerage. Use the rest of your savings (plus what you save in the mean time) to use as a down payment. You'll get 3% back when you purchase your duplex. Then find your niche in real estate.
