Family I need some advice! I have a cash buyer that has given me a list of vacant multi family properties he is interested in. Im in the process of researching to find out who owns the property. Once I get this information, I will send them a yellow letter. My dilemma is how do I negotiate any potential deal. I feel like I'm working as a agent for the cash buyer which is illegal in Florida. How do I fit my assignment fee into the deal? The cash buyer wants to buy multiple properties. 

Any advice is appreciated.

The seller states that the roof has caved in in the back and it's in bad condition.

@JC Gauthier Thank you. Yes it is a full rehab, it has not been occupied in 10years. The seller states he just wants the land value which is 9,000. It's also a concrete block home.

hello so I need help!  I'm in Jacksonville Fl . I'm trying to find out what investors are willing to pay for a property in a certain area.  What is the best way to find this information out? The property is located in the 32209 zip.Please help.

@Rick H. i totally understand what you are saying now. For some reason I have been lead to believe that probates should be treated the same as a distressed property. I see that is not necessarily how they should be handled. I find myself avoiding homes that are a certain price bc I feel I will not be able to get the house for cheap.
