HI all,
im just starting out looking for buy/hold for long term. i dont really need cf right this second, but this is what i am striving for. is it possible to cf in vegas? hows the tenants? I lived there for 18 yrs so i know the area pretty well.

Hi all,
I dont know if this is the correct area to be posting this but well see. So i am helping my brother with his dealings in starting up his own mechanic shop in Las Vegas.

he called me looking for advice and now im coming here, as i dont know much about industrial. He is looking into a shop that comes with all the equipment at a 3 year lease for about $.90/sq ft. 6000 sqft for $5400. Possibly even looking into doing an option too. this is the best deal we have found so far.

what pitfalls/questions should we look into, as i have never done any commercial. Thank you so much

Trace, Thank you for your quick reply and input. I have really tossed around the idea of skipping sfr and going straight to multi family, but many have said that its easier to learn with sfr.

But i do think that I should look into the wholesaling Idea. I dont know how whosaling would work if I have my sales license. I will have to look into that too

Hi all,
I am 23 and just starting out in the real estate world investing world. I have read about 20 books and I did do the carlton sheets "coaching" program.I have been to a few investor meetings as well. I am at this time about to take my r.e. salesman test. But I have yet to do any deals.

I have a business plan all set up and i really want to have about 15 properties under my belt in the next 5 years, and maybe some multi's. I do have about $20k to start with and i will be doing this all with my parents (split 50/50 with an llc) and they have some money as well, plus any commission monies.

My idea was to find the deals before they hit the mls and get a few hml to offer cash prices and rent them out for a good monthly cash flow. I did all the math and to me it seems like a good idea. Am I missing something, overly aggressive? Can someone help me out!?

So If i was looking for a buy/hold strategy with a hard money and did it for five years it would prob wouldnt be a very good roi unless i got a killer deal right?

Hey Will, what kind of ltv are private lenders usually looking for? And how about Duration?

I dont know how others think.. but if i have 100k in something like a cd i would love for someone to offer me a long term investment with guaranteed high interest

i love it here! I will not be doing much investing here, mostly la county because rental rates out here are not favorable as a landlord from what i have researched
