As a smaller private lender I have often wondered how I can build my borrower’s credit by showing the credit reporting agencies all the original mortgage balances, current mortgage balances, minimum payment amount, and on time payments.

Please help me get started reporting to credit agencies (Equifax, Experian, & TransUnion)🙏🏼

@Derek Berns I am a syndicator and passive investor as well. I know a lot of syndicators and a few to stay away from. Like @Taylor L. said... I won’t mention them on a public forum but maybe we can do lunch and we can chat.

@Cameron Riley

I noticed you didn’t mention mastermind groups which were, by far, the most instrumental for my business to be where it is. Although I paid for a couple gurus/mentors it wasn’t them told me to start a podcast or host my own real estate conferences. I got these ideas from mastermind groups with high dollar ticket prices. 10 times better than any guru.

For those of you who have decided to go to the next level in this commercial real estate investing, have you joined a mastermind group?

What group or groups have you joined?

What made you join?

Is there a fee/cost to be a part of it? If so, what made you feel that paying the price was the right thing for your business?

I've been waiting 11 months for this!

@Adam Adams yes everything is included in the numbers. To recap: My concern is actually the small cash flow $360/month (after all expenses, including the HELOC) and if the numbers i've put down are reasonable. The HELOC is actually on an another investment property not my primary residence. In addition, it was pointed out in this thread that may be other tax implications. Especially since the other investment was a flip and hold with considerable gained equity.

You said the purchase price is $245k, but, have you said what its actual value is?

ie. Under the BRRRR "70% Rule" guidelines, it should have a market value of $350k!

In which case, even $1.00 per month positive cash flow still equals: infinite returns!

The big risk comes if you have zero equity on the money you owe! (Risky too for your Lenders)...

 Well said!

@Greg Gibson

Invest in yourself. Two best options are a mastermind group or a specialized mentor in your field.
