Does anyone have experience with a communicative and diligent home inspector in the Indianapolis area that they can recommend?

Thanks for your input @Dustin Beam.  Going East/South from KCMO seems to be the general consensus here, so at least it gives me a guide.  I googled the area of 67th and Raytown Rd and it does look like a safe blue collar neighborhood with some amenities nearby.

Can anyone recommend a good insurance company for a landlord policy in the KCMO area as far as a reasonable premium and having a good outcome/experience with their claims?

Thanks, everyone, for your speedy replies. I will eat it. Just wondering how far to go with changes to property to accommodate since they have been asking for other things like blinds on a back door, new carpet transition edging, then this door knob issue. I guess if it's safety then, ok, but if just cosmetic and comfort, then may decline?

Tenant has moved in a few months ago and has a small child. The master bedroom door and the storm door has a lock, but I don't have the key and tenant is afraid child will lock himself in, in the case of the master bedroom. They want the door locks changed or re-keyed. Am I responsible for paying to change the locks or having them re-keyed?

Hi @Matt R. thanks for your detailed reply. As far as Independence, I will look into the school districts and general geographical locations you mentioned. The Grandview "IHOP" situation is interesting. Thanks for the tip. Will be on the lookout for that one.

As far as Raytown, generally, is going east towards Lee's Summit better? Do you know if there are north/south boundaries that demarcate the more desirable side?

Would it be OK to ask you your opinion regarding specific streets to see if the general neighborhood is decent? Thanks again for your reply and tips.
