@Restyn Robbins @Michael Smythe @Chris Seveney Well, it's still ongoing and hasn't been settled,  but I am wondering if the property management company should accept some liability because I would think that they are responsible for maintaining and alerting me if there is any potential liabilities that can happen with the structure or surrounding landscape since I hired them to take care of my property. 

What are your thoughts?

Thanks for sharing your experiences. I'm working on my numbers, but hope to acquire another property soon. Glad things are going smoothly for you and it is a bit scary to pull the plug, but there comes a point where time is worth more than money.

@Jake Andronico Appreciate your reply. Yes, I know of DSCR loans and that they typically they have higher interest rates. I guess like you said, if there's a will, there's a way. Just wondering what the options are without a W-2.

@Sam Yin Thank you for your reply. Yes, I guess it's not as straightforward and on ideal terms as with Fannie and Freddie.

It depends on the property you are trying to purchase and for what purpose. Generally, it is not difficult because you will be able to just get a loan on what you can afford with your proven source of income. You may need to shop around and get acquainted with smaller local banks with portfolio loans.

Does anyone know how difficult it is in terms of getting financing or qualifying for a loan to buy an investment property or vacation home after retiring (no W-2)?

Thanks Scott, for your input. Yes, the houses in the neighborhood were built in the 50’s and I believe it’s the original driveway. I also heard from a tradesperson that, back then, it was not reinforced by rebar when they poured the concrete for the driveway, so it’s past it’s life.  I sure am learning about alot about trees and driveways.

Thank you for your reply, Henry. I am willing to remove the tree now that I know that it may potentially create more problems in the future. I just don't feel like I should pay for his driveway since he's owned the property for almost 20 years, the tree was there when he bought his property, he waited until there was "extensive damage" until notifying me, and he didn't take any proactive action to take care of the root invasion himself before it became a real problem.
