@Ben M. - protest your taxes every year; sounds like you are using a company for that, but are they getting results?  I have used a company for some of mine, and do the rest myself and I seem to get better results.  Not sure if you are in the area, but if you are, try it yourself this year.

It is always a good time to buy, if you are buying right. Especially since you mention BRRRR - given the renovation component, you should get the property at a discount and create some equity buffer that allows you to absorb any fluctuations in value to the downside. And with rents climbing we are enjoying some pretty darn good cash flow right now.

Best time to plant a tree: 30 years go; 2nd best time: right now.

Any licensed Realtor is obliged to work with the TREC promulgated forms, so if you want someone else to help you, I would start by finding a good Realtor in your area.  You can go onto the TREC site by the way when you talk to a Realtor and do a license search and see how long they have been active and what continuing education they have taken (maybe look for those that have taken something with an investment focus).  Someone else on this site may be able to recommend that Realtor in your market...

Separately, I would tell you that the TREC 1-4 contract is nothing overly-complicated to use.  My wife and I bought for years on our own using the TREC contract, well before I became licensed myself - you don't have to be a Realtor to use that form.  Of course there are nuances to some parts of the contract, so you might spend some time and coin with your favorite real estate attorney and have them walk through it with you.

If you properly permit your work, it should be reflected in the CAD's database. That said, it is not uncommon for the room count on the CAD website to deviate with what is shown on the MLS at time of sale - I don't think I would worry too much about it at this stage. Just like the "value" shown on the CAD site and your sale price in MLS will probably be world's apart when you list it...

@Andrew Postell can probably confirm, but if I am not mistaken you are limited to 75% LTV on a cash out refi on investment property. Maybe that is just FNMA...

Sounds like a HUGE liability to me.  We do not allow business operations at our rental properties.

Are you open to looking out of state?  There are lots of great markets in the sun belt (think Texas...wink wink).

Correction: for conventional they do have to use an AMC but they have tremendous flexibility in their operations...worth chatting with them.
