Hi @Amanda Williams. I live in Ottawa, Canada and invest in both Elkhart and South Bend. I'll pm you with some information for a property manager that I rely on to be my boots on the ground and front line operations manager.

HI @Thomas Worbech, @Luke Hadden, @Clarence Gong

As a Canadian investing in the US, I've had to be creative, doing a lot of joint ventures and using private money. Canadian banks don't want to lend to me because if something goes wrong, they have to foreclose in the US. American banks aren't all that interested because if something goes wrong, they have to chase me in Canada. Being risk adverse, I'm considered a problem child.

Having said that, I have a few resources that I can send your way. I'll pm you with the info.

Hey there @Pierre Luc leblond

Is there any specific reason why you would you recommend that Canadians have an LLC? The Canada Revenue Agency doesn't recognize an LLC as a flow through entity. As a result, they would likely be subjected to double taxation. A Limited Partnership may be a better alternative. As a flow through entity it allows Canadians to benefit from the tax treaty between Canada and the US and get a credit for any taxes that they pay south of the border.

HI @Account Closed

Ottawa's economy is anchored by the federal government and high tech. Of course there are also all the service industries that feed those drivers. Last year, the National Capital Region added about 50K new jobs. Almost 30K of those were in professional services including finance, insurance & real estate. All those new people need a place to live, which is driving up the cost of housing.
