@Michele Fischer I just re-listened to your podcast today. You and your husband are doing a lot of really cool stuff. I'll definitely be checking out that book along with the others you mentioned. Thanks!

@Garrett Poshusta I really like the idea of a HELOC, and getting some rental income history gives me more reason to finish our basement sooner rather than later. Also, I'm very jealous of your neighborhood. Thanks for the advice.

@Kevin C.  yes it's one of my favorites so far! How is wholesaling around here? I'd like to give it a shot, but for one reason or another it intimidates me more than anything else.

We just drove through your area last month on our way back from Long Beach. We were seeing if we could pick out your purple house as we drove through. No luck. I guess there is more than one road there :)

Hey everybody,

I've been lurking around the site for a while now and figured it's time I said hello.

My wife and I bought our first home (a fixer upper in Seattle) in 2013. We didn't really buy it with a plan, other than buying as low as we could and fixing it up over time. That's gone ok so far, but since then I've really wanted to get serious about investing.

I'd like to do something along the lines of the 20 year plan mentioned in, "The millionaire real estate investor", but do it with multifamily property's. I like the idea of multiple rents covering a single mortgage.

My first questions would be-

-What should my first steps be in order to get the ball rolling?

- Other than owner occupying, what is the best way to get around putting 20% down?

Any advice would be appreciated.
