So here is a property in which the owner seems to want to sell but not quite desperate to sell. He has it listed on MLS until the 13th of this month and the listing price is at 85k which is too high obviously.

I asked him whats the lowest he would take and he said 75k (which is still a no go). I took a look at the exterior of the property today and here is what I saw. I also have some photos from Zillow as well. I have other pictures but these are just a few of them, I'm trying to figure what the repair cost would be on this property. There are no similar comps on the street so its been difficult to figure ARV the lowest priced property sold for 110k. It was 3 bed 2 bath with 1872 sqft. This property is 2 bed 1 bath 984 sqft

 I ran a targeted campaign focusing on absentee owners with 30% equity or more. You can get these list from listsource.com for a fee.

I can't speak to Wyoming, but your realtor should know whether or not there are asbestos disclosure laws there - It might even be something that is addressed on the standard Seller's Disclosure.  Use a realtor who has done lots of deals and has the experience - Running comps and finding the right list price is more of an art than a science and can take more time than you might think.  Also, a little advice from a realtor's perspective: give her the opportunity to list your property.  Nobody likes being used to do free work for people.  

I hope you wind up making lots of money on this deal, and many, many more :)

I will definitely try to help the agent out as much as i possiblely can. I told him I would refer any potential sellers to him and any other investors to him as well.

I don't want him to think I'm taking advantage of his services.

Thanks everyone for all the helpful information, I am currently going over repair cost and it has taken be quite sometime. How long does it normally take you experienced investors to come up with a rough estimate? Maybe it's because I want to make sure every last thing is taken into account but I have been going over repair cost for 2 hours now. 

Also negotiating will be something I need to practice before I meet with her again.

Run the numbers as you said. Try to get a price from her first in case she is willing ta accept less than you would offer. Then make your offer. If she wants to much, do not base your offer on what you think she might accept, base it on what works for you. 

 Thanks for the advice, I will run all the numbers tonight and offer in a day or so. Question so you have a sample purchase contract that I could see?

 I actually have an agent that has been pulling comps for me (he has been a huge help).  The comps are coming directly from homes that have recently sold on the street.

I totally think you did the right thing here!

Give them at least 24 hours to think anything over so you don't come across as greedy/selfish/etc. Part of helping families comes with patience and understanding. That is a key way to building relationships.

Personal note...completely new to REI and have not made any offers yet but giving them time to think on any decisions would be the way to build trust.

 Definitely, I'm not trying to push her too hard.  Being too aggressive could definitely turn her away.

120-180 is a huge range try to figure out within 10 grand of what it would be. 

My general contractor friend is going to run numbers with some sub contractors that he knows to get a more accurate number.  About the potential asbestos I won't mention it. The ceiling looked fine no spreading or holes anywhere.

I'm figuring the house after repairs will go for at most 150k. The most comparable home on the street recently sold for 135k with 2 bed and 1 bath with 1,271 sqft.
