Some what Motivated Sellers property (with pics)

So here is a property in which the owner seems to want to sell but not quite desperate to sell. He has it listed on MLS until the 13th of this month and the listing price is at 85k which is too high obviously.

I asked him whats the lowest he would take and he said 75k (which is still a no go). I took a look at the exterior of the property today and here is what I saw. I also have some photos from Zillow as well. I have other pictures but these are just a few of them, I'm trying to figure what the repair cost would be on this property. There are no similar comps on the street so its been difficult to figure ARV the lowest priced property sold for 110k. It was 3 bed 2 bath with 1872 sqft. This property is 2 bed 1 bath 984 sqft
