Sounds like a full gut rehab job or tear down and rebuild with that size budget. 
If you have experience as a rehab investor, you should be able to get something done if not it might get a bit tricky for you. Shoot me a msg

Maybe look at a value add multi. Something where it needs some rehab work. You can typically get around 80% of the purchase and 100% of the rehab costs on these loans as a new investor

When dealing with properties of a smaller value you might have to package them together in a blanket loan to meet certain DSCR lenders criteria.

Depends on the lender credit, type of loan but expect to land in or around that 8% range (I've also seen way higher these days)

Every lender has their own criteria but you can get something done after 3 months in some circumstances

Post: hunting for a IO loan at 65% LTV at a decent rate.

As of 10/19/2022 I can say with a fair amount of confidence a 5% interest only loan on a refi of an investment property isn't happening. (unless you have an uncle willing to cut a check)
You might be able to get into the mid 6% range on a 30 year but that would probably be the lowest rate that you will find.
