In this situation, it does look like the property would be ineligible because it would also be a primary residence. Am I reading that quickly. Learning something new everyday.

Steve S. I have done BRRR on 2 properties and was able to get all cash out on both, when doing BRRR the CoC is infinite. While doing BRRR I look for $100/door and invest within 2 hours of D.C. Investing in notes you can get 8-12% on a performing and higher on non-performing.

Danielle Thompson Chris Mason You left out how much the property costs etc. But the reality of it is a conventional lender will not lend you the $ if you don't have an income. Rental income on any current properties you have can be considered but banks will not consider "potential income" on a property you are acquiring, they will want to see it seasoned and I have not found a lender who would finance this. Best way to get financing is to get a full time job. If you spend your savings on a property what happens if the heating system goes, or you need a roof etc.

Astrid Dymond Sears has a scratch and dent store in Potomac mills There is also a store in Alexandria that sells used appliances with 90 day warranties They can be found on craigslist. I typically buy new as price difference is not that much and one call to get a used fix will cost you more than buying new

Michael ML Did you get feedback from people why they chose an alternate. I call people back after showing and if not interested ask them if its price or what it is. This time of year is periodically slower but you also have a lot of rentals coming on the market this time of year and new product being introduced to the marketplace
