I use yellowletters.com , they have simplified their system and it works much better now and its faster.

I met with a hud certified agent yesterday to view the inside of a hud property I was interested in. He informed me that hud doesn't give investors an inspection period. Has anybody else ever heard of that? I looked over the hud addendums for investors and I didn't see it anywhere in their contacts. If anyone could chime in I would appreciate it thanks.

Hey Philip, start building your list right away don't wait. A good place to start is your local investor club, the people you'll meet there have been buying properties for years and they're not about to stop now. You can also build a strong buyers list by calling all the for [b] in your area, these are buy and hold investors and they are plentiful in today's market. Find out what types of properties they like to buy etc and go find them, remember Philip it's easier to find the house for the investor than it is to find the investor for the house. All it takes is one or two serious buyers with deep pockets and your set. Hopes this helps my friend.

Yes I agree totally with the above post. The only thing i will tell them up front is that I'm an investor thats about it. I made the mistake of telling an agent I was a wholesaler, I think the only thing saved me was the agent was also an investor as well. His only concern was if I didn't find a buyer would i still buy the property. I told him yes and I did so he was happy.

Hey Eric,here in St Pete I can't find any title co that uses end buyers funds to close. I called about ten or so, and asked a few investors,they all said the same thing. So I just use transactional funding to close my back to back deals.

Yea Ray its kinda hard for anybody to go around you on an reo as long as you got a contract on it.

Great response guys I get the picture now. There's another auction in a couple of days that i plan on attending so maybe i'll actually bid on a property or two.
