I wouldn't consider myself a veteran but I am active in wholesaling. I started just like you and have lots of crafty inexpensive tips. The cheapest  way of marketing is

1) Word of mouth!!!!! This kind of goes along with business cards at Vista Print you can probably get around what??? 250 for $25. On the front I always put a message that lets everyone know I buy houses. On the other side I write down that I pay for referrals on houses. Why??? Well...tell everyone that you buy houses...the grocery store clerk, servers at restaurants, contractors, I say this "I'm expanding my business and a lot of my business comes from referrals from people I run into. I'm always happy to pay people who send me business, once I buy a house" This works with anyone who is interested in making extra money.

2) Driving for dollars, look for houses that look like no one lives there.(there should be plenty of info on subject on BP.

3) Letters and Post cards. At this moment I spend $150 on both. I send yellow letters 100 which I get 100 stamps for .49 cents (foreverstamps) I also buy 300 post cards the template I ordered from vista print and its around $99 plust tax. Yellow letters Walmart sells like a 3 pack and white envelops at the 99 cent store...walmart also has 40 envelopes for like 88c.

AS FAR as learning how to wholesale...read a bit on bigger pockets to get the general idea and mechanics. Once you have a good general understanding..the next best thing to shorten the growth curve is partner up with people. Either here on BP or in local networking groups...and join lots of buyers list..this will put you in circulation for when other networking groups are meeting. Find a person and bring them a lead not a contract..let them help you with that and the negotiation. I've splitted a bunch of deals with people as well as co-wholesaling with other investors in the area.  If you end up taking a class...please don't take it from a GURU...take it from someone who is active in the Houston area.

Lastly...keep reaching out to people.

Thanks Israel! All great tips and information. I will keep all of that in account while I am looking for a home I can start with.

Hey everybody! Just moved to Houston and need some tips on Wholesaling! I don't have a lot of cash to start with. I know there is a way to Wholesale while holding properties in escrow. Are there any Wholesaling veterans out there that can help me with tips on how to find and Wholesale properties?

I would like to flip properties, but right now Wholesaling sounds like a more affordable in.

Thanks,
Colby

I am supposed to do a property manager interview for my property management class. So I was told I can do it in person, by phone, or email. So I will just post the questions for the interview here and I will use the best answers. Thanks so much!

1.) How long have you been a property manager?

2.) What first sparked your interest to get into real estate?

3.) How many properties do you manage and what size are they?

4.) What is your favorite part about managing properties?

5.) Do you own any of your own properties? If so what type of property?

6.) As a property manager what advise do you give others who are striving to be property managers as well?

7.) What would you be doing if you were not managing property?

8.) What is your long term goal for managing property?

9.) What is one of your worst encounters while managing a property?

10.) what are the best types of properties to manage as a free lance property manager? Why are these properties better than others?

Thanks for your time. I really appreciate it. This is worth 25% of my class grade.

you can flip a house you live in. live in it for a year while you renovate, then move on to the next. Although using loans for flipping is very expensive. It is better to go in with all cash.

Hello, My Name is CJ. Houston, TX Is the 4th largest city in America, only preceded by Chicago IL, Los Angelas CA, and of course Rome its self New York, New York!

I am moving to Houston in about two months for job related reasons. I also have a certificate in Real Estate Management and would like to utilize it in the area. My short term goals include saving money and making some extra money on the side with Real Estate Management for single family or small mutli family houses.

My long term goal is to own my own luxury Hotel. I want to use this time in between to network and learn as much as I can about flipping houses in Houston so I can maximize my profits and start investing large amounts of money in apartment buildings and build a reputation so I can use investors to start my Empire.
