Hi Benjamin,

Take a look online at Kansas Real Estate Investor Groups and look at the events tab that Bigger Pockets has for things in your area.  That's a great way to find other local folks!

Or just search the directory for Kansas and reach out to those with similar interests.  I've met a few people in my area that way.

I would reach out once more, just to confirm their options and when you need a decision by.  Once you've set that deadline, if they haven't signed a lease yet, let them know that you'll be listing the property (for rental) and for them to be prepared for walk-throughs.

Sounds like you'd like them to stay, so I'd try once more with them, just to avoid the turnover pain.

Have you considered the implications of the 9-10 month lease?  Your property would become available in the early spring, which seems favorable for most markets.  It might be worth the "inconsistency" since it's favorable to your business.

@Ryan Currie - skepticism is smart, but there is also a reason that Tacoma is the hottest real estate market in the country right now.  People don't mind a commute if it means their wages become more liveable.  It is one of the main reasons that Kitsap County is increasingly popular (plus the greenery and views aren't bad at all)!

Have you considered buying a duplex or triplex?  If you find the right property, you can house hack yourself into a very cheap monthly housing situation!

Look for investor group events.  https://www.biggerpockets.com/forums/521-events-and-happenings

Search Google / Facebook for real estate investors in your area.  A good term to start with is "Real Estate Investor [your state]" and look for public events you can attend.

Once you start attending these event and become part of the groups, you'll find more people that have skills and goals that align with yours.

1 - Look elsewhere!  Find out of state or area deals with better cap rates (works best with buy and hold strategies).

2 - Get on as many wholesaler lists that work the areas you want to work in (this is best for flipping).

Hey Jordan!

If you have the investor side worked out, I'd get in touch with the wholesalers in your area.  Get on their buyer lists and start with the first deal that looks feasible for you and your skills.  After you've worked a few, look into 1031 exchanges to keep your profits from getting hit with too much capital gains tax (see a 1031 exchange expert for more details).

Seems like your monthly ROI is pretty low, which means I'd be offloading it from my portfolio.

The exception would be if you can get terms that increase your ROI in the next round, since that's something you're comfortable with.

In the end, I think selling & converting the proceeds into a 1031 exchange is your best option!
