Post: Durham, NC Malware Stopping Title Searches?

Anyone here from Durham, NC? Looking for a real estate or title company connection. I’m under contract for a piece of land and I’ve been told the malware attack that hit the City of Durham is stopping records from being accessed prior to 1999. Curious how folks are handling their title insurance policies?

I agree with the locals.  Bedford is not a suburb of Indianapolis by any stretch of the imagination.  I know not too far from Bedford is Shoals, IN and they have a large US Gypsum plant.  I'm not sure if there's a need for workforce housing there or not.  Out of towners get enamored by the fact that you can buy a house in the Indy area for less than $200k, but the rents are generally not above the 1% rule for anything that costs more than $100k.  The thread is right: it's getting harder and harder to make the numbers work.

I already own a home which I lease and it has been cash flowing fine. I discovered today that the house is located within one of HUD's QCT Qualified Census Tracts. I know these tracts are attractive for developers focusing on LIHTC low income housing tax credit communities, but I'm curious if anyone knows if there are any advantages available for existing real estate for leasing out property located in a QCT?

Is there anyone attempting to work with their local housing agency or housing authority to receive a property tax exemption in exchange for agreeing to rent your single family house based on some sort of income restriction?

I live and invest in Indianapolis, Indiana, and I know larger apartment complexes are able to do this.  I'm not sure there's a precedent for a small time landlord with single family houses doing the same?

Any experience or advice on this?

@Bob Green looking turnkey or very close to it.  I already have some competitive options for 20% down and 15% down with mortgage insurance.  Just checking to see if anyone is lending in-house with less than 20% down without mortgage insurance on investor products.

Is anyone aware of any lenders in Indiana who hold onto their notes for investor grade mortgages?  I'm curious if I can find someone funding investor notes with less than 20% down.  Does anyone know of credit unions loaning to investors at 10% or 15% down in Indiana?
