Just so there's no confusion, in his original post, he said $2,500/month per unit. And it's a duplex he's referring to, so it is $5,000/month total rent. =)

However, as you say, finding that kind of deal is another story!

@Neil G. Yes, that is the 1% rule. However, it's just a starting point for analyzing a property. Take a look at this blog post by @J Scott. He does a great job of breaking down property analysis.
