Hi Jordan,

Requirement for property managers in NJ.  YES. Key components of property management (renting, leasing and collecting rent) are considered real estate activities under existing New Jersey real estate licensing laws. If a property manager is going to rent, list, collect rents, procure prospects or negotiate, assist, or offer to perform any of those acts, he or she will need a broker's license. A salesperson working under a broker may engage in such activities.

Info provided at www.allpropertymanagement.com

Hope this helps.

also, I am currently studying for my NJ realtors sales person license, and this is one of the many topics we cover in class.

@David Rogers. Welcome to Bigger Pockets.  Just interested you used the term "flat", that a British term for apartments.  Are you from the UK?

Good afternoon-

I am looking for a investor to partner up with in New Jersey area.

The investor I'm looking for would be able to invest all cash, I am will to negotiate a 60/40 partners on the first deal, then move to 50/50 thereafter. Please DO NOT REPLY if you are a hard money/private-money brokers and definitely NO middle men I would preferred to work directly with an investor. I am currently looking at properties in the New Jersey area,

I look forward in your reply,

-Paulette

Hi,

Can you provide the basic steps to getting started. I have notice several properties in my area that are empty (i.e: mail pile up, un-plow driveways, etc..) As I drive to and from work. How do I go about finding who the owners are, the cost, how can I purchase these properties with no money down.  How to do deals, write offers, find the cost to repair if need.

I signed up with an investor online class, but then I remembered I had your site, which is far less than what this person is asking.
