P.S Houston is a thriving metropolis!

As for the hv in other areas including my neighbor in Dallas, I can't vouch for them but the one franchisee in paricular that I mentioned here in Houston, is doing very well. I talked to an investor friend of mine here in Houston today, and he also said that there were some units here that didn't do to well, but confirmed the one that I have mentioned is doing very well. Some of these might not have been managed well, or maybe they spent all their good fortune in the good times, and know their broke. I will say again this system for someone like me ( a Realtor not an investor... yet) is an opportunity for me to do like Ann above mentioned. With the name, advertising, training & leads, and anything else they home to offer, there are endless opportuniities if your willing to be creative, and think outside the box.

Gene I do have an open mind, and appreciate the advice from everyone, but I also am stubborn, and have a mind of my own. I will still due my due diligence before I follow through with anything.

Carlos, I've actually talked the guy in charge of the franchises for my area, the overall cost to get the franchise is 30k, 12k is the actual franchise, and if I remember correctly the other goes towards working capital.

Gene, what you say is true, but my understanging is, that you can use your own dba, or llc to under, and as for the leads they are consitant as long as your with the franchise, plus it's all a numbers game. You will get eough leads through their ads, and marketing, and you can use their sytem to build on that, and get your own leads.

When you've got a system like there's and the training to go along with it, and then use your own skills and marketing... then the opportunies can be limitless, especially for someone like me, cause I can make money with my license also.

Lack of inventory is the main reason that I would buy this franchise, they have established a name and a system to get them leads, it's like Mcdonald's, and any other well know franchise, if you use it the right way... your gonna make money.

I know for a fact that the franchise is well worth the thirty grand, and just because I don't have the money to do the business, or buy this franchise, does'nt mean that I can't make money with this franchise.

They not only give leads where you can by the properties from the owners at 65% of as-is value, but once your in, and have pay the fee for the franchise, they also finance the properties for you, and have on-going training.

I'm 48yrs old and have been around the block, I have & will due my due diligence.

There is way more pessimism on here than what I thought there would be.

I've been licensed in Real Estate since 2000, I know everything I need to know about rehabing a property and getting it sold, I just don't know a lot about the wholesale side, and the process of finding them.

The busisness is not rocket science I agree, but everytime I find a doable deal, I don't have the quote "skin in the game" I've got a good hard money lender, but just don't have the extra money right now for the upfront cost.

I think they do have 3rd party financing, but I'd still need to get a credit partner for that. As for them doing well, they've been around for 15yrs, they're the ones that have the big yellow billboards that say "We buy ugly homes" I know one of the franchisees indirectly here in Houston, and he is well off. The system they have in place with the leads, and advertising... are well worth the 30k to get into the franchise.

Where can I find private money for a well known R.E. Investor Franchise (Homevestors) the loan can be secured by the franchise, they will allow an transfer for a fee.
