My motives are for 2 reasons. First is that i have a ex wife that is always trying to increase childsupport, she is always snooping around trying to find out what I own or what I'm involved in. Second is that I plan on investing as much as I can in mobile homes and parks..... I've heard of some horror stories about how slum lords went through some crazy lawsuits due to tenants getting hurt in run down trailers. I just want as much protection as I can get. I really appreciate any ideas you guys have

Well I wasnt really making an offer. I was trying to get an opinion from somone smarter than me. I was thinking seriously of setting up an LLC in New Mexico due to the fact that the members are anonymous. Do you think its worth it?? I would make that LLC a managing membe of an LLC thats formed in Texas. Any ideas?

The Invisible New Mexico LLCâ„¢

In 1993 the state of New Mexico adopted some of the most powerful LLC legislation that has made New Mexico a premiere choice for those seeking privacy and asset protection.

An LLC takes the limited liability features of a corporation and combines them with the "pass through" tax benefits of a partnership. It is literally the best of both worlds. Well let me give you guys a lil info on me. I run a buy here pay here car lot. I have a little property mgmt company, we manage 20 homes. The owners of the carlot own 1 trailer park and several hundred mobile homes either on 1 acre tracts or more. I have been learnign from these guys for the past 3 years.......

I ran into a guy about a year ago who owned a mobile home park in town but lost interest in it. He owned it for 15 years and started a bar biz and has focused on the bar and let the park run down to nothing. The park had 8 park owned homes 3 bringing in rent and the other 5, vacant and run down to the ground. The park also had a few lots rented for 125.00 a month which included water and sewage. Long story short the park was about to crater. He sold the park to me and my partner for 130,000.00. We picked up his note on the park which was 81,000, his home mortgage note which was 35,000 and a side note that he had for 14,000. The payments on the notes total what the park is currently bringing in. Its paying for itself right now. I have come across an opportunity to aquire some brand new FEMA homes CHEAP!!!!! I plan on putting 20 in the park..... Money is the issue. I've got a couple of meetings scheduled with some local investors, hopefully that will pan out.

I bought the park through a trust and I am managing it through a LLC.

Hey everyone!!! My name is Matt Salazar, im from San Angelo, TX. I recently found this forum while I was searching google for info on mobile home parks. Ive been reading a bunch of stuff on here for the last couple of days and I decided to join. This was a great idea!!! My business partner and I just recently aquired my first park with no money down. The park has 38 lots its intown connected to city water and city sewage. I am looking forward to meeting and learning from you guys here..... Please get intouch Ive got lots of questions!!!
