Matt R. Thanks, I appreciate your insight and you bring up some good points too. I will consider them and continue to research my options here. There are some pretty nice homes in this neighborhood but this is without a doubt one of the most (if not the most) expensive/valuable house in the area. Perhaps that will limit/slow down appreciation. This one stood out to me primarily because every room had its own bathroom making it more convenient and easier to rent out rooms, along with the fact it's extremely close to Cal State Dominguez Hills. Also just ~30 minutes away from downtown LA and easy access to the 91, 110, 405 freeways.

@Peggy Liu I'm not looking for cash flow. My goal is to invest for appreciation & I plan to live in one of those rooms for myself - so if I could break even or pay very little of my pocket for the monthly expenses/mortgage that would be great. I'm planning to do more than 20% down to help reduce monthly cost. 

Having one of the rooms for myself would leave 3 rooms to rent out, each having their own full bathrooms.

@Matt R. Interesting fact! Looks like Compton HS is about 1 mile closer to the house than Carson High, which might be why.

@Matt R. - there is an identical house next to it that sold for $570k, here's a picture of the two:

Perhaps you're looking at 17701 Exa Ct. and not 17707?

According to the property history on https://www.redfin.com/CA/Carson/17707-Exa-Ct-9074... - this is the first time being on the market since the new construction of the home.

Hello everyone,

I'm looking for some help analyzing whether or not this deal is worth considering/pursuing. Particularly from people who are familiar with the Los Angeles & surrounding areas. This home is located in Carson, CA (north Carson) and within walking distance to Cal State Dominguez Hills.

It is a new construction 2-story home (built in 2015) -- 2200 sq ft (5300 Sq Ft Lot), 4 bed/4.5 bath, everything is as modern as it can possibly be. Every bedroom has its own bathroom making it easy to rent out rooms individually.

This is the address:

17707 Exa Ct Carson, CA 90746

Asking price is $575K but is negotiable.

What are everyone's thoughts on this deal and what do you feel the home is worth? For those familiar with the LA area - how likely is this house in this area to appreciate in value in the future? Would the rooms be fairly easy to rent out considering it's within walking distance to Cal State Dominguez Hills college, and if so what can each room be rented out for assuming utilities were to be included?

Story time:

So a couple weeks ago I made an offer on a house I really liked. It was completely re-modeled and it was a nice little small house and the only thing I could tell that could of used some improvement on was the roof. Everything else looked great.

It was a hot home on the market, a lot of offers were being placed and a lot of showings for the home even outside of open house days. 

The home was being listed at $224k and was sold just 6 months ago for $170k and the investor's remodeled it. Based on research on the Inglewood market and comparable homes, I made an offer that was significantly higher above asking - but apparently they got multiple offers of above $300K (asking was $224k), and my offer was declined. It seems a bit ridiculous why one would pay that much for a 700 Sq Ft. home, I guess this shows that "a home is worth what someone is willing to pay!"

Just thought this was an interesting story to share, some remodeling and touching up can make your home seem worth more than what it really is. Talk about a good investment deal that the flippers got out of this... :)

I agree. After further research, rent control is one of a few factors as to why I have completely eliminated South LA from my potential investments, at least for now.

The real question is, in the areas that do meet the 1% rule (i.e. Fresno, Hanford, Lemoore, etc) - will it rent? Do majority of the people there own homes or rent?

If you lose a tenant, how long will it take to find a quality tenant?

Those are some questions to consider as well when purchasing in areas like that.

I'm in a similar situation as you, and California seems like a really tough market to find a property to buy/hold, especially right now. Hard to find something that would cash flow in an in-demand area.

Still looking.

I'm even considering Single Family homes at this point.

Must be in an area in SoCal that is in demand enough to the point that it would be relatively easy to rent out to a tenant at a rate that would leave me with positive cash flow per month after the mortgage. Also must be in a No Rent Control area.

For those who own properties in Rancho Cucamonga, CA -- how's the rental market there? Do you find that your homes rent out relatively quickly and for market value? Thanks for any feedback!
Downtown LA is continuing to grow and develop. Lots of new apartment buildings, malls, etc under development.
