I have short sale (my own house) here it Atlanta, GA.  It is already INVESTOR APPROVED.  I need to move this property before the end of the year so I don't have to go back through the process all over again.  

I'm trying to think outside the box to get this property some attention.  Any tips would be greatly appreciated.

I'm turning the corner on getting my house ready to rent.  Lesson learned pay others to do the time consuming labor. No matter..

Does anyone have any experience working with Renters warehouse.  My main goal is to get this house rented so I can start shopping for my first duplex... I'm not asking you to bad mouth or anything.  I'm just looking for some real world reviews before I sign the dotted line.

Success is digging yourself out of an upside down property by making better decisions than you did before. Employ experts where should and DIY where appropriate. Including painting the interior by yourself for the entire weekend :). Who said success was easy.

I'm looking at Renters Warehouse myself.  Their business logic presented makes sense to me.  Has anyone else used them and what were your results?

Hi, I'm just starting out and I've been so afraid of sec 8 tenants.  Is there a "deeper" screening process you use.  Here's my concern.  I would prefer a single mother with two to 3 children working or going to college.  After talking to Atlanta sec 8 the only requirements were tenants couldn't be child molesters or have any convictions of cooking meth.  That's it?  How do I screen out people who have a history of tearing up houses? This is a nice house in so-so area.  

Would it be better to just rent it out to college students.

the house is 5-6 years old right off of 166 near the Ampitheatre. The neighborhood was turning but oh we'll. All the house around it are brand new also.

5 min downtown 75/85

5 min turner field via street

Wow these are all things I never really thought about. Close to turner , east atlanta, etc...

thanks Paul. You confirmed my first thought. This place is near both Georgia Tech and GSU. Plus it's outside dog friendly. A little creativity goes a long way.

Hey BP folks. Thanks for having me. As I'm being dragged kicking and screaming intro the world of landlording. I decided to stop lurking in cyberspace and join up.

My name is Jamal (1goodeye). So why join? I just got married and instead of one house I now have two. I found out I'm about $100k upside down on my own house. The only advice I got was to go broke and foreclose or short sale and sit on my hands for the next three years. Since I didn't let myself go under during the recession why should I let myself go under now?

I can be much more creative than that. So I'm all in with a dream and a smile. The plan is to become a REI take control of financial future and leave corp America behind.
