Post: Rehab myself or sell to investor?

The end of February my mothers house on the westside of Indianapolis located in Guion Pointe housing addition (4400 block of Guion road) will be available for sale to an investor? There is decent equity in the house. The ARV is $115k-$125k (I haven't had comps done, but those numbers are close to accurate). The house is 1200 sq. ft., 3 bdrm, 2 full ba., 2 car garage. It needs new garage door (slightly damaged), paint, carpet, kitchen cabinets, refrigerator, furnance (stolen), washer and dryer. Simple rehab for investor, what is a fair asking price based on ARV? Should I do any of the rehab myself to get a better offer?

Thanks John, Property appraised for 1.2 million 2 years ago. He wants 900k. If I find a buyer anything over the 900k he stated I could have. I told him if that happens I need to be on the deed (part owner as you stated), have a purchase agreement or a division of proceeds in place, correct?

I'm not a Broker. How can I protect myself and legally help him sell commercial acreage. Purchase agreement only or do I need to be put on the deed. If he's opposed to me being on the deed what are my options?

A friend of mine is selling 5 acres or ultra prime real estate located by the 465 W/ Kentucky avenue exit in Indianapolis, IN. There are 5 houses (100k each) on the property that are all rented out. Much of the land is developable and CS zoned. Who would he market this property to???? Developer????? It appraised for 1.2 Million 2 years ago, the location is perfect for a hotel, ANY IDEAS WOULD BE WELCOMED????????

Thank you Alain for reaching out. You have quite the resume, congratulations! My experience in real estate is limited. Friday was my last day with a company that bought and sold homes. That experience lasted a whole month due to personal reasons. However while there I met a young man who did not work for our company and only wholesales for a living.  I was amazed by his stories and the amount of money he was making. He has built up a portfolio of buyers and investors and moves properties quickly. Wholesaling seems to fit what I would like to do however I am open to opportunity. Thanks, Tim

Hello everyone, my name is Tim Bryant and I currently reside in Indianapolis, Indiana. I was a mortgage loan originator from 2005-2008. Being an originator was very satisfying. I enjoyed helping and protecting people and was one to be trusted. My reasons for joining BiggerPockets is to network with others in real estate as I learn the wholesale process. Any suggestions in wholesaling would be gladly appreciated. I would be open to short term mentoring with an agreed upon financial arrangement.
