I would make hard money loans on properties that fit my criteria. My outlook would be "just in case they default" I would want it to be a house in an area I would like to invest in.

From your questioning there is a ton of information you are lacking and you need to learn it before attempting any rehabs.
Not being fully aware of all your costs and risk can lead to financial disaster and you don't want that.

I would suggest you learn to wholesale houses and build up a nest egg for a rehab flip. While wholesaling you can learn and study what it takes to do successful rehabs.

Don't believe the hype you see on TV about flipping houses, it's a show and many things are edited out.

Sometimes when we rush to make a decision just for the sake of money it's the wrong choice.

I'm sure waiting 1 month wont kill you financially, so I would wait and go with the ECELLENT candidate.

Also, as far as the emails..... yes it can get nerve racking! I even made a blog post about it. Here's the thing, I know staying educated on whats new in the world of investing is important. I would rather learn from someones else mistake than making it on my own.

Kenny is real. I'm located in Ohio and have worked with Kenny on deals before.

I'm a "show me" person and I will look up background information on folks in a heartbeat.

Kenny Rushing along with Lou Brown I know for a fact are doing deals. Many may call them Gurus but I know them as investors.

Just in case many of you haven't done so, copy his viral approach. It make a difference.

Keith, I like the advice given by Sean Terry and Joe Dube. (hey Joe).

I'm not sure how computer savy you are but you could also do a live web cast tour of the house for those that won't come out.

set up a web cast on 1 of the several site. I like Kyte TV. You and your realtor can send web cast invites to your list.

I've had success with it as far as those who didn't have time to make it out but had a moment to tune in.

My open houses are usually 4 hrs and I would tour the house with my laptop that has a webcam every 30 mins. Plus it gave me the opportunity to answer any questions they may have.

I was at an event where I purchased the course, it was a few months away from the bootcamp so I made my mind up that I would play P.I. for a while and check into who Marko was. Well, I kept coming across people who were not pleased with the service they were getting plus they all told me of the constant upsaling, which was a turn off.
I spoke to a couple of people who had good things to say.

I believe the market your in bears alot on your success. If you live in an area void of luxury homes then stay away from this course.

I got a refund and didn't attend.

Nick Sidoti's course I must say is good and useful. I have put the special needs course into action and it's paying of big time. He offered a bootcamp as well but thats not why I purchased the course.

The other guys, I don't have their course so I can give you a view on them, but I do know that Lou is purchasing property and investing.

I have conducted 17 deals since august of 07. 12 of which have been wholesales, 2 subject too's, and 3 short sales.

I'm currently working on 2 short sales, 1 subject too, 2 loan modification and filtering about 60 leads.
