Go to your local REI group. You don't need a RE license. Go to as many groups as you feel comfortable with. I recently attended a REI Expo in the state I currently reside (Washington). This is where your sponge will be needed.

I went with no business cards (I don't recommend this!) but went home with about 25 business cards from other professionals related to the industry. Talk about building your POWER TEAM... This is where your connections for your local market area are at. Stay connected and keep pushing forward. Whatever got you motivated for REI, keep feeding off it and you'll succeed! I feel your passion and frustration. I fractured my neck in 3 places 3/23/14. That was the beginning of my REI with a serious attitude. My hat goes off to you for being a stay-at-home parent. Parenting is a full-time job itself!

The strategies and techniques you learn with REI allows you to invest and make money anywhere. You don't need any of your own money. I, like you,"have little or no money". I have lots of time on my hand to invest in my real estate business. You have got to educate yourself through the various networks and resources available to you like BP. Don't talk about what you can do, GO DO IT! I was nervous and all over the place not knowing where to start. I have since found my way around the real estate investment world.

BP is a great site! Use the resources on this site to get you started. I started out as a basic bird-dog. There are books, podcasts, blogs, etc.  I hope this helps you.

Please be extremely careful where you post content. READ THE RULES! I'm just telling you from experience. BP's filtering system is extremely sensitive. I got banned a few days for welcoming New Members but I must've been doing something wrong trying to connect with new members. This is a good place to network!

Hi Bridget, There's probably a "building code violation" or "non-compliance" document recorded at the county office where you're located. Usually, buildings that are eye-sores in the community attract attention the owners do not want because they're usually fined if the problem isn't corrected by a certain date with increases in fines the longer the problem exist. If the owner's address is different from the problem property address, you've located your owner! Note: You may have to search related documents so look at the reference numbers when you're going over those documents. I hope this helps!

Welcome to Bigger Pockets!

I just attended our Investor Expo out here in the NW (Seattle, WA) 07/24/14. I'm relatively new myself after fracturing my neck in 3 places 3/23/14. With NO MONEY DOWN, I've managed to make new friends as well as associates bird-dogging. Join you local REIA and go to the members meeting. This is where you'll find your mentor, buyer's, seller's, etc. As soon as I transfer pics from my camera to my networks (social media) which is going to big part of your success. Network with as many investors as possible and spread you deals around through your network. It's a numbers game. "If the numbers add up, It's a deal if you can get the property under contract. Get control of the property and you're on your way to completing your first deal. Talk to EVERYBODY, "I mean EVERYBODY!"

I was visiting a place I frequently go to twice per week and was approached by an employee about the acquisition of a home. I immediately contacted my investor friendly RE agent/broker. You need to build your team of professionals so you work less and have more time to locate and find properties. Sign up for FB, Linkedin, Twitter, etc. Syncronize your accounts so they link into each other and any apps that get to your mobile phone. Pretty soon, we'll be doing everything via IT. By the way, Follow or Connect to anyone that follows you. Check out CleverInvestor.com (Cody Sperber). He's got some good stuff and tricks you can use like his "Online Marketing Guide" Hit me up on Facebook. I have it in pdf. You can download it and get started. I highly recommend this online marketing tool. My network has grown real fast. He's somebody I follow in my network. Why re-invent the wheel? Follow those who have already paved the way. Welcome to Bigger Pockets! I found BP after I fractured my neck in 3 places March 23, 2014. I had to figure out how to earn an income since my accident was job-related. I have a lot of time on my hands with recovery from my family bbq accident. Enter Bigger Pockets. I found BP after browsing various RE forums. I gave me my start.
