Sounds like leaking methane gas due to a possible open drain from the sewer line. I would have to see it.

It is a bit complicated @John Weidner but we have to sister the existing joists and create a channel in the floor to accommodate the drain line that is perpendicular to the joists. I will send the drawing for you to see. We will be using both LVLs and doug fir dimensional lumber.

I have been working on a bathroom with good friend and contractor @Kevin Lochen and the project has been riddled with issues from mold to structure. This home is 90+ years old with previous renovations completed. When we attempted to raise the floors to allow us to sister the existing joists one of the existing joists split. Immediately I had the guys stop the lifting process, reinforce the joists with two temporary walls and called the structural engineer. @Kevin Lochen

The engineer came out and asked what my plan was for the bathroom and other questions that would affect the calculations needed to plan the permanent structural reinforcement. After I explained my plan in detail, he told me that what I plan to do was well thought out and creative but he had to make sure that the load calculations would support my theories. 

I have been in the real estate industry since 1990 and construction since 1997. I have been working extremely hard to get practical experience and knowledge in construction through work in the field and the reading of many books. It is nice to know that I have learned enough to get the thumbs up from a very experienced structural engineer.

I wanted to take this time to thank @Brie Schmidt for introducing a money partner to me to help jump start my real estate business. I have been in this business for 18 years with many successes and failures. After one of my biggest set backs in my career, I decided to get brush myself off and get back on the horse. After hearing of many in my local area complain about not having a meetup to network, I decided to take the opportunity to not only help others but to help myself to get back in the game. After a mediocre start, I was almost going to give up on the investor meetup idea because no one really came out. During one of the early meetup sessions, I met Brie. When I met her, she energized the room and networked like a champ. After talking with her for a while, it was clear that she could put the gas in this engine that I called The Chicago Meetup. Not only has she been instrumental in growing the Chicago Investor Meetup but she has become a great friend and real estate colleague. I credit her in growing my building inspection practice and now jump starting my fix and flip and building business.

@Tyrone Green yes I will. I typically don't write such long posts but this one bothered me a bit. It was clear that this gentleman did not do any homework and wanted to slap together this house and leave the new owners with a mess to later clean up.
