60 Days, 3 Deals, 1 Podcast and $1 Million+
The last 60 days have been filled with success and lots of action and I owe a HUGE piece of it to BiggerPockets and the BP Community.
To start, I closed on an 8-unit building in the Hermosa neighborhood of Chicago on Nov. 23. A week later, I closed on my first SFR flip project in Belmont Cragin. And last Friday (Jan. 22), I closed on my second flip project with a partner.
And in between those deals, I served as a guest for the first time on a real estate podcast on the Best Real Estate Investing Advice Ever with @Joe Fairless
I still work full-time, but being able to acquire 3 deals, valued at over $1MM in 60 days is a huge step in making the full-time investor transition. I must acknowledge @Geetika Casmon (always acknowledge the partner and wife), @Tony Hardy, @George Foster, @Mark Ainley (thanks again for the PM referral), @Nnabuenyi Anigbogu and a few others for their assistance in these various deals, and of course Joe for having me on the podcast! Acquisition: $628,000
Downpayment: $131,000 ($100k from HELOC)
Gross Rent: $92,000
Vacancy (7%): $6,440
Expenses: $36,050
NOI: $49,510
Annual Debt Service: $30,644
Annual Cash Flow: $18,866
Note: We will increase income by $10K through rent increases, laundry and parking within 18 months.
Belmont-Cragin Flip
Acquisition: $170,200
Rehab: $140,000
Permits & Holding Costs: $80,000
ARV: $430,000
Projected Total Profit: $39,800
(The HML points and rate are a stinger on this one, but they do 100% financing)
Albany Park Flip
Acquisition: $340,000
Rehab: $195,000
Permits & Holding Costs: $50,000
ARV: $730,000
Projected Total Profit: $145,000
