March 2021 Market Report: Ada County Real Estate Market
It's no secret that the Treasure Valley is booming. With housing demand at an all-time high, mortgage rates at historical lows, in-migration rates unwaveringly strong and inventory of both existing and newly constructed homes comparatively low - it remains a great time to sell.

SUMMARY: If you group together both existing and newly constructed single-family homes and compare those numbers to the same month one year ago (detailed in the top infographic: inventory is down 70.8%, the median sales price increased by 25.5% (coming in at $452,400), and homes sold 62% faster than one-year-ago.
If you then examine just existing/resale homes (and remove all the newly constructed homes from the statistics) the general year-over-year trends noted above remain similar: the median sales price increased by 32.7% (coming in at $455,000), inventory dropped by 51.2%, homes sold quickly (68.8% faster than one-year-ago), and (due to previously mentioned low inventory) fewer homes sold (down by 37.2%).
And finally, if you look at just newly constructed homes, the overall trend again remains pretty consistent. New homes are selling for a median sales price of $449,990 and there are substantially fewer of them available than there were one year ago (inventory is down by 80.6%) - and they are selling significantly faster (by 62.2%).
