Closed on My House Today and.....

So, today I did my first closing!!!!! Yay!!!! Well, not really but also HELL YES!!!

It was my first close but not from my business. It was for my personal house. Yes, I'm 36 and buying my first house but if you knew the road I've traveled you'd be surprised that I'm even alive and doing well these days. When I run into old faces from the past they all have the same shocked look on my face and have to chew back the question, "When did you get out?".

So this is a big day for me. It also is a big day for my family, for whom I do what I do and strive to give everything to.

Though this experience was unrelated to my REI (Real Estate Investment) business, it was still a great experience to have. I was able to live the process. Every long, drawn out minute of initials and signatures became real to me. I didn't ask as many questions as I'd like. I still tend to get a little self conscious when I'm in a room full of experts and I know I need to get over that.

Still, it was pretty straight forward and the whole process was easy to understand and break down for future reference.

One great thing I got out of it also was I found a title company to work with. I did ask - after we were done with the paperwork and parting ways - if they do creative real estate closings for wholesales, assignment double-closings, and the like and they said they happily do. I told them who I was and what I am doing and they were excited for me and welcomed by business when it comes. They invited me to call on them for answers to my questions as well.

So I found this day to be a win in both my personal life and my new professional investment life.

So what's the lesson from today?

The first is that every experience you have in real estate should be viewed with the eyes of a student because it's all relevant.

The second is to try to build relationships and make contacts at every turn. Create opportunity in every experience because more than likely there is opportunity at every turn. I even leave a stack of business cards at every gas station in the rental marketing display for local real estate deals. Opportunities are everywhere.

So, with that being said, nothing new to report in my wholesaling world. Still working to finish my first campaign, planning to hit up new sources and trying to figure out where to find them and moving forward.

P.S. if you have any advice on where to find code violation houses, let me know. They're not posted online in my county (or at least I can't find them). So I need new ideas or for someone to search for that information in Knoxville, Tennessee.

  3. @Benjamin Barredo Congrats! Looks like you are making progress. In my area, code violations are city by city. I would start by calling the code compliance office for your city and ask if they have a list of all recent code violations. You may have to talk to a lot of people before you find someone that can help.
