

Transform a Mass Mailing, Almost Round Can Postcard into Opportunity
Have you received unsolicited offers to purchase your home or investment property? This could be a real estate agent marketing their business or a real estate investor seeking to pay less than market value, hoping the potential seller has a need to sell quick and low.
I receive letters and postcards on a regular basis from investors seeking to purchase my Dallas, Texas rental properties. Many advise me that the offers will be low ball and not the true value of the property.I elected to call the number on one postcard, opening the conversation by stating my property was not for sale.
Next, I inquired of this person’s real estate business to better understand his Dallas activities and potential mutual opportunities. As I live in California and invest in Texas, I am always seeking more education and insight, particularly from someone who is in the Dallas market on a daily basis.
Sure enough, he works for an organization that buys properties below market value, renovates and sells for a profit. Additionally, he has done some similar solo work. He proceeded to discuss his solo projects, his business model and financing sources.
Fast forward six months.We partnered on a Dallas property he located.It has now been renovated and sold for a profit. A second similar project is underway. We are now discussing a Texas apartment complex opportunity.
Had I thrown away the postcard he sent to buy my property, for which I had no interest in selling, we would each have missed our current mutual opportunities. The successful initial project developed mutual respect, trust and the integrity we both admire and require for our respective businesses. Our mutual real estate investing activities are growing with subsequent potential opportunities.
