

The Good News Is Our Tenants are Safe and Warm!
These words captured my attention! Real Estate is guaranteed to be exciting and sometimes unpredictable. This story relates a round-about path of renovation plans my partner and I have with our Lubbock multi-family property.
The gas went out in our multi-family property during one of Lubbock’s coldest weeks thus far this winter. This effected heat, hot water and the ability to cook on the gas stoves. Our first priority was to insure the safety and warmth of our Tenants. The gas company was willing to turn the gas back on only after a lengthy list of to-dos was performed. This was not a short-term or cost-effective fix. My partner’s quick, creative thinking shifted into high gear. In less than a day each unit was connected by propane tanks that restored hot water, heat and stove cooking.
Part of our renovation plans budgeted for this property is to replace the gas with electricity. The gas outage incident moved forward this segment of the rehab. We negotiated a great value on electric stoves and will soon be installing the new electrical system. This was more cost efficient than implementing the gas company’s repair requirements that would only be used a short time until the electrical system was installed.
