How To - Assign A Contract - Part 3 - Find A Buyer

Now that your marketing is in full swing and you have located and put under contract several good investment deals for assignment, you have to find your end buyers to assign to. The end buyers are best when they are cash buyers that buy quickly. If you are good at assigning deals, you will probably already have title insurance ordered because you are closing quickly. Your end buyer will require insurance 99% of the time. There are different ways to find a buyer but one of the simplest is to simply mail a geographic radius around the subject property to non owner occupied houses letting them know you have a contract for sale near their property. You already know that this person has an investment property near the one you are set up to buy and assign. It is an easy way to find new buyers and especially identify the ones that familiar with your property.
