How To - Wholesale A Deal - Part 2 - Sign A Contract

Now that your marketing campaign is kicking in and the phone is ringing, you have to turn that money you are spending into profit. In order to do this, you are filtering seller leads and scheduling appointments to analyze a property and decide if you want to buy it. When your exit strategy is to assign a property, you are actually responsible as the buyer in an agreement of sale with the seller. The assignment clause is the clause in the contract that gives you the right to assign the rights of the contract to another person or entity. You will need this clause in your contract in order to properly assign the document. Remember that it is not a good idea to run around putting properties under contract to buy and not have the ability or intention to actually buy it. Being fully transparent with all parties goes a long way and I would strongly recommend it.
