Wholesaling = Underwriting - Hard Money Bankers

People frequently as the question 'Where should I start in this business? Real investing is so confusing.' The answer I give is not the exciting one that people hear from the national guru speakers. It is not sandwich lease options or million dollar flips. The answer is wholesaling. Wholesaling is great for investors at any level because not only does it bring on very little risk to your bank account but it also teaches you the market. Wholesaling by nature forces an investor to know what other successful investors are paying for a property. You will meet a lot of cash buyers that have been around for a very long time. You end up meeting them when you have properties under contract at the RIGHT NUMBERS. The right numbers mean you know how to find a deal and evaluate a property. As an underwriter that evaluates risk all day, this is exactly what a wholesaler does when determining the value of an investment. The wholesaler will learn their market very very well and when they then decide to implement a different strategy, they know they have a intimate knowledge of their market. They know that they can feel confident that they are buying a property at the right number and not assuming unknown risk due to lack of experience or evaluation skills.
