Wholesaling or JV Flip ?
So Now that I have the contract signed I know have options :)
So now I can either wholesale the contract or partner with.
I found someone here on BigerPockets to partner with. I just have to figure out now how good this deal really is. Of course I can not tell you little buggers how much I got the contract for but I can tell you however what the ARV is.
So a little about the house.

OK so here is the butt clencher! I just realized I have one more option here.
But before I get into this I should first tell you a little bit about the house no?
OK so..
House:
Size : 960 SqFt
3 Bedrooms
1.5 Bath (0.5 bath is in basement)
House has a basement! pretty big basement actually but it is not a dry basement!
OK we were talking about the butt clencher!
So here is the butt clencher.
The owner started doing work. Basically the roof is 1 year old. All mechanicals work, new walls and fresh paint, hard wood flooring (owner scraped of the old carpet).

Seriously... to make this house "livable" and I use this word lightly and I tell you why in a second.. is just put a new carpet, and install a new kitchen, and clean the bathroom.
So I said I use the word lightly, because the house would be more than liveable. It would look pretty much like new.
The reason is because the walls are new, fresh paint job... and adding a new kitchen would make the entire house new other than the windows, and the outdated bathroom.
BUT.. how much would that take? Maybe 10-15K for a new kitchen, maybe 2K for new windows and boom, 20K will transform this house into a pretty much high end rental! with an ARV of about 180K. (If you go all out, i.e. refinish flooring, windows, new bathroom etc. etc.. the ARV is 203K)
SO I never even thought of this. I always thought my options were either rehab and resell, or just whole sale. So now I have a whole new toy in my arsenal!

So, with my main motivated seller site, I have a great thing going showing credibility, especially from my about us section.
Everyone seems to be so impressed they completely let down their doubts and start to admire and thus trust me. It is working fabulously for me! I guess the NASA thing is useful after all :D
So here is the extra bonus.
With a finished basement I can bump the SQ FT up to 1700 SqFt. I just need to figure out what the requirements are to count the space into the square footage of the house!
OK so now, I am hoping to make it work with a JV deal.
