Back Offshore. UGH!

I woke up at 3am this morning, drove 5 hours to Amelia, Louisiana, and then a 2 hour chopper ride back to the vessel. Now I am on shift for 12 hours so it'll be a 24 hour plus day for me. I wanted to post this because my wife went and met with the owners of the second house I'm about to make an offer on. I'm calling it the 'Webster House' and the one I now own is the 'First House' to alleviate any confusion.

Kim, my wife, emailed me the pictures of the house and although it is dated, the house is in great shape. The Webster house is a 3 bed 2 full bath house owned by a gentleman in his 70s. Apparently they have had a few rental properties and have sold them over the last few years. I guess they are done being landlords and from what Kim said, they are well versed in real estate investing. He mentioned he would take less than market because I might want to flip the house or I could keep it for a rental. He even quoted a rental rate of 1300 a month, which is what the houses in the area rent for. 

After looking at the pictures, I think I'll offer him 65K for the house. The ARV is 135K and it looks like it needs about 25K in renovation. I'm also wanting to keep the house, so I think I'll ask him if he's be willing to wait on a conventional loan instead of an all cash offer. I'll write the email tonight and see what his response is.
