My First Call From My First Campaign
I sent out my first yellow letter campaign a week ago. Yellow letter is not actually accurate, It was a postcard campaign and it was using The Preppy Panda logo and design. Today I woke up to my first call and voicemail. I listened to the voicemail half a dozen times and procrastinated calling him back. I was nervous and didn't really know what to expect. I pulled out my written questions for wholesaling and went down the list to prepare. Then listened to the voicemail one more time and pulled the trigger.
The original voice mail "Yeah, this is XXXXX XXX you sent me a card about buying a house I've got one that you might be interested in. 'Address' Please Give me a call XXX XXX XXXX. Thank you."
Because he gave me the address on the voicemail, I had time to pull up the Harris County Appraisal District website to get a round about idea of how much the house might be worth. Tax assessment for 2015 was 60K.
After a few rings, the gentleman that called picked up. I explained who I was and asked him to describe the house. He was honest, said it was in poor condition, but it did have a new roof. I then asked what he wanted for the house. He says 20-25K. This is great if the house isn't in terrible condition. We spoke for about 10 minutes total, nice old guy. The house is owned free and clear with no liens. I told him my associate would call him in the next day or so to set up an appointment to see the place and then I would make him an offer after I received the pictures. I was honest with him and told him I was working away and he didn't seem to mind.
After I hung up with my first potential client, I called my niece, gave her the necessary information and she told me that she would set it up for Friday. Once I get the pictures from her, I'll transfer $50.00 to her for her time. Not bad for a 21 year old for 30 minutes of work.
Then I emailed my friend who is in real estate and asked her to pull comps for the house. She owed me a favor so she was happy to do it. I should get those tomorrow.
My first time wholesaling and I'm 250 miles off the coast of Mobile, AL. Let's see how it goes. I'm hoping to make an offer on Friday.
