Over the past two years I have developed a proprietary software application. Which processes MLS Data and develops a highly targeted list of undervalued and under market valued properties on which to make offers on. I only look at the property once my offer is accepted. Typically, the system generates a 16% success rate of accepted offers, with 25% of them dropping out after the due diligence walk through, netting a 12% success rate. Last October we generated 7 deals with 38 offers, all of them with huge upside.
Here how the system works:
- Import data with fixed parameters on "For Sales & "Solds" in the areas and specifics you are looking for.
- System runs the numbers, "live comps", complete with ARV, purchase price offer, average days on market to sell, anticipated rehab expense, holding costs etc. and identifies under valued or under priced properties.
- Systems generates alerts on which properties should be "viewed".
- Eyeball the properties through the internet, MLS, Redfin & Zillow.
- Override the system parameters if need be, for rehab, ARV etc.
- If the net profit makes send with a great ROI. Make offers en masse. Totally automated and generates list for the Buyers RE Agent.
- Use CRM to track all offers and activity with the Buyers Agents.
- Counter offers and trade back and forth.
- Offer accepted, put the house under contract
- Walk the property conduct due diligence, rerun the numbers. If it still works open escrow and close!
