The Easiest Way to Find “Off Market” Deals: Pocket Listings

There are many different ways to market as a real estate professional. I use the term real estate professional because I will be touching on marketing for both real estate investors and real estate agents. As everyone knows there are so many different strategies out there in the world of real estate that can be used to get your name in front of your future clients. As Gary Vaynerchuk says, “it is attention arbitrage.”

Old Style “Print”

There are so many ways to market in this day and age of the Internet. Many of the people that come onto the Bigger Pockets (BP) Podcast talk about Yellow Letters, postcards, and mailing letters. These are the old “print,” style marketing pieces that still work obviously with people verifying that on the BP Podcast. It may seem like this is an old technique that is slowly dying off, but is it?

There are people within the real estate investing world and Realtor world that still get great returns from sending out letters or postcards to their farm. It may seem to some that it is a lot of money for a dying art, but with huge successes from agents to wholesalers to flippers, it still seems to be alive!

The New Style “Internet”

Yep, it is hard to wrap your head around, but this thing called the Internet is clearly sweeping the nation, wait, I meant the WORLD!! It started by a guy named Al Gore, well; the US government back in 1960 actually created it. This thing called the Internet has grown to a thing called Social Media that produces so much content that it is, “attention arbitrage.”

As a marketer you can use Facebook ads (the best out there for our generation “Investors”), Instagram, and Snapchat. All of these are growing every day and are capturing more and more attention from your future clients! If you ask Engelo Rumora, he will tell you different in his article “How Facebook Cost Me $62,500 Per Year”. I see this huge area of marketing to be what the future will be for everyone, not just those that like the Internet and Social Media. These are not trends, but marketing avenues that are building the future and the future of those avenues are today!

4 Ways to Survive Future Real Estate Market Crashes

What to go with

I would say, go with what YOU feel comfortable with and confident in! I get that sending a Facebook Post to your fans is not building the relationships a postcard and a handshake will, but I would ultimately say, do both!! The reason I believe this is beneficial to do as a Realtor, wholesaler, investor, and the list goes on, it is because it is advantageous for all of us to use both to learn the new and hit those future and past clients from both sides!

If you are not in their face, you are not, “omnipresent” as Grant Cardone would say in 10X. Stick to what you know and to what works for you, but also bring in some other strategies to crush other sectors!
