

Been a while
Ok, so I learned that I'm not the most consistent blogger. On the bright side I could talk about anything since its been so long but let's keep it real estate related here.
Since my last post I bought, rehabbed, and listed a house in Bucks County. It has not sold as of today but we have had some activity and offers, just not that golden offer. It's in a great location and is brand new wall to wall so we are confident it will sell.
We bought a 1956 rancher that was all original 1 owner...(made it sound like a sports car) Single pane windows, no dishwasher tiny kitchen with disconnected drain and 5 year old food in the fridge, 1 bathroom, completely overgrown, and also filled with 60 years of junk!
We filled four 40 yard dumpsters of junk which was fun for the first day but was old quick especially because it was late summer at that point. Once we got everything out we fought all the windows open so we could begin to air out the house. While the house was airing out we began the landscape work which was a couple days and a whole lot of chainsawing. The shrubs were probably growing for the better part of that 60 years as well.
Once we got done the dirty work we painted the exterior, repaired a retaining wall, all new windows and doors, took out two walls to open the kitchen and living space up, added a half bath, installed all new drains, obviously did the kitchens and bathrooms, all the painting and new trim, and we also had the hardwoods refinished after a lot of patch work.
This house was interesting and a hell of a learning experience. Looking forward to the next project and would love for it to be a bit more interesting. We would like to do an addition on a rehab or restore a classic house with modern amenities. I've really got the new construction itch recently as well, so that's a possibility if the opportunity presents itself.
