Episode 24/25 - Logistics

– General News –

If this start becoming a pattern, I might be switching this posting to a biweekly instead of a weekly post. So in general everything is at least moving forward. Pretty sure I'm slightly in over my head as some numbers were not factored in when I had purchased my deals. However, project 192 is at least finishing up and transitioning into the sale side.

– Networking Growth –

Surprisingly, I made a few new contacts on BP. Never thought anyone would read or care about my blog, but apparently some people do take notice. I made some new friends at my local ReiA also and it's always cool when you learn something new. Got a referral for a RMLO recently, and that was alone worth the time to go and network. I promise I will go pro on BP sooner or later, just so I can see who's reading my blog. :)

– Project 192 –

Got two quotes for the entire project and they were very similar. I decided to go with a GC who didn't specialize in mobile homes. He was just simply easier to work with and faster to communicate. The other handyman DID have way more experience in mobile homes, but he doesn't text and use email only sparingly, which is terribly inconvenient.

Bathroom should be done a few days after this blog is posted. Decided to work in phases and if the home sells while being fixed that would be ideal. Already put it up on postlets and craigslist but I think I will use fiverr to do repeated postings throughout the day for a few days. Almost certain that my price range is quite attractive and should allow the home to sell quickly but we will see.

– Project Rocky –

This project sucks. Mainly because everything takes forever and the logistics in moving a mobile home is so unattractive. It's not difficult, it's just time consuming if you have a full time job. The good news is that right after my last post I did manage to find a park that would work with me. I also found a mover who's willing to move it in it's current conditions. Whewph!!.

Even then I have to redo the permits since now there is a new destination. It took about a week but now everything is all done. I just have to keep contacting the mover so he wouldn't forget about me. :) After the home is in place, I'm planning to work on it very slowly. At the moment I'm planning attacking the roof first and then the rest later. I'm expecting a little more headaches with this project and hoping that project 192 will help carry this one.

That's about all I have.. Made it to episode 86 in the podcast now. This coming week I am take a break from my day job and going on a little vacation. Just visiting the parents up north. I'm planning to consume a few more podcast episode and read up a few books.

At this point, the only way out is up and completing the sale side. Pretty happy that at least I'm making progress however slow it might be. Alright folks, have a good one.
